Woodbine Racetrack OLG Slot Expansion

The first of multiple modernization projects completed for Woodbine Entertainment Group.
The modernization of Woodbine was comprised of a multiple staged construction program to revitalize an aging facility. With the phased work, the Woodbine Entertainment Group transformed the facility into a colorful entertainment complex that offers a 60,000 sq ft gaming area that holds 1,700 slot machines and a renovated world-class racing floor that services Woodbine patrons.
Eastern Construction was retained to retrofit 200,000 sq ft to comply with current OLG standards and introduce gaming machines and tables to the facility. The project was executed in two main phases with nine-sub-phases over a 22-month period. All work was meticulously planned to maintain 24/7 operations and maximize available floor area for the continued enjoyment of patrons. Considerable effort was invested at the outset, coordinating with the Operations & Security groups to ensure their needs were captured in the scopes of work tendered to trade contractors. Hoarding plans, pedestrian traffic flows, egress routes, noise and dust control, and air filtering measures were defined for each sub-phase far in advance of work commencing.
In general terms, the scope included the installation of new walls, carpet flooring, column decor, revised ceilings and specialized lighting, new gaming layout, new infrastructure for gaming systems, and installation of updated security and fire alarm systems (devices, wiring). The scope also included the installation of an entirely new electrical feed to support the introduction of gaming machines to the facility; a parallel feed was installed while original systems remained live. The final shutdown, tie-in, and decommissioning of the existing feed took place on the only day Woodbine is offline—December 25; the facility was fully operational and hosting patrons on Boxing Day. Other challenges included the installation of the new fire alarm system which represented a wholesale rezoning of the entire facility.
As each sub-phase was complete, airflows serving the specific area were balanced. At project completion, the entire HVAC system was rebalanced to ensure it functioned as an integrated package. Similarly, the entire facility was re-lamped at the completion of the project toassist operations in managing and tracking the lifecycle of the sophisticated lighting systems and fixtures.
Eastern delivered Phase A six-weeks ahead of schedule and Phase B was completed two-days ahead of schedule.
