Our Workflow
Step 1
We establish a project-specific BIM Execution Plan, LOD matrix, CDE, standards, and strategies.
Step 2
We work with consultants’ teams and trade partners to create a federated construction model.
Step 3
We identify and resolve interferences before construction begins.
Step 4
We utilize 3D models to sequence, visualize, and optimize construction activities.
Step 5
We utilize 3D models and aerial data to track and monitor construction progress.
Step 6
We validate construction installations with reality capture and compare them with the 3D model.
Step 7
We enrich 3D models with FM information for digital handover.
3D coordination & cash detection
Our team leads and manages a comprehensive multidisciplinary 3D coordination process that enables early identification and resolution of potential conflicts before construction begins. Each trade partner develops its 3D model for coordination and installation purposes in alignment with the required Level of Development (LOD) and project BIM standards. This proactive approach minimizes rework, enhances constructability, and improves communication among all project stakeholders.
4D simulation & construction sequencing
Utilizing a 3D model, our team integrates schedule data to develop detailed 4D simulations that visualize the construction sequence over time. This powerful tool allows stakeholders to clearly understand project phasing, logistics, and site constraints. By simulating construction activities, we can identify potential schedule conflicts and optimize workflows, helping the entire project team make informed decisions and maintain project momentum from start to finish.
Drone & aerial data capture
Our team leverages drone technology to efficiently survey large project sites and capture high-resolution imagery with point cloud data. 3D mapping provides valuable insights into existing conditions, terrain, and progress tracking. By generating 3D maps, we can monitor construction progress, verify as-built conditions, calculate stockpile volumes, and document each project phase with precision.
Reality Capture & Laser Scanning
At Eastern, we rely on reality capture and laser scanning to accurately document existing conditions, especially when working with heritage buildings. Using LiDAR technology, we create detailed 3D point cloud models that integrate directly with our VDC process. This allows our team to plan and coordinate around existing structures with high precision. Laser scanning is also used for quality control and as-built purposes.
Facility Management Model
Our team can deliver BIM models built for long-term facility management, complete with COBie-compliant data. By embedding asset data, maintenance history, and operational details during construction, providing owners with a single, reliable, source of reference. This ensures a smooth handover, reduces redundant data collection, and helps facility teams operate and maintain the building efficiently.
