OSSTF / FEESO Headquarters & Multi-Tenant Complex

Mass timber, net-zero, WELL, and LEED Platinum emerges at The Golden Mile.
The new OSSTF / FEESO Headquarters and multi-tenant commercial building is segmented to accommodate the OSSTF / FEESO offices in addition to two floors of leasable space for tenancy. Connected via central atrium, the building offers outstanding ravine-side views, natural light, and an open feel. The main floor provides common amenities for all building occupants and includes the lobby, café and main floor terrace. The facility has been designed to host gatherings, for both internal clients and the surrounding community, utilizing a multipurpose, convertible event space.
The facility embraces mass timber construction through the use of Cross Laminated Timber (CLT) floor slabs and Glue Laminated Timber (GLT) beams and columns. Natural daylighting has been maximized through the use of large structural bays. Building automation and HVAC systems move conditioned outside air throughout the building while large overhangs reduce solar heat gain and control glare. Geothermal heating and cooling, rainwater harvesting system for toilet flushing and irrigation, rooftop solar PV panels, landscape naturalization, green roof, and automated daylight dimming controls are designed to achieve energy performance levels targeting 67 kWhr/m2 / year. The OSSTF / FEESO project utilizes Net-Zero Carbon along with WELL strategies and will achieve LEED Platinum certification.
