80 Atlantic Avenue Commercial Building

80 Atlantic Avenue is the first heavy timber commercial building constructed in Ontario in nearly a century.
Hullmark Developments and Quadrangle Architects selected a traditional, yet unusual, material for the structure of the building to differentiate it from the myriad of concrete/steel offices being built in the immediate area, hoping to attract unique tenants to this post-and-beam office complex in Liberty Village. Utilizing NLT timber construction on a 6m x 9m structural grid, 80 Atlantic reflects the character of the surrounding architectural heritage and commercial redevelopment.
Liberty Village has surged in popularity; the district embodies the shift towards live-work communities, is squarely set within urban Toronto, and has attracted numerous progressive companies. In short, the area has been evolved over the past several years with trendy shops, restaurants, and business.
Having rejuvenated the adjacent property, 60 Atlantic, Hullmark continued its efforts with the redeveloping the neighbouring parking lot, constructing the new five-storey office building at the 80 Atlantic Ave.
The project includes both commercial office and retail components. Eastern worked within a zero-lot-line in a historically significant part of Liberty Village taking into account the surrounding adjacencies, demonstrating sensitivity towards the ongoing operations of 60 Atlantic, developing project phasing to accommodate food and beverage operations in the communal courtyard of 60 Atlantic, immediately adjacent construction activities.
